Monthly premiums are within the normal industry range, though not the cheapest. Still, they don’t increase their service fee on nights or weekends.
Liberty’s $125 service fee is higher than that of competitors such as AFC Home Club or Elite Home Warranty, but the representative offered to lower it to just $85 when I spoke with them. And Elite Home Warranty raises its service fee after business hours.
If you want to cover it all, from the refrigerator to the basement sump pump, Liberty’s large list of add-ons means you can protect almost any part of your home. Unfortunately, the home warranty industry has its share of bad actors. There are two home warranty companies in West Virginia I’d recommend avoiding. They’re both known for shady marketing practices, and, in some cases, authorities have intervened.
US Home Guard’s marketing tactics have led to the company’s terrible reputation. In 2022, the Better Business Bureau issued a press release warning consumers about doing business with a company. They warned consumers about US Home Guard’s deceptive marketing. The company sends mailers that use scare tactics with subject lines such as “Your home warranty is about to expire!” and even sends them to homeowners who’ve never had a home warranty with them.
While operating under a different name, Total Home Protection, in 2021, Service Plus Home Warranty paid a $400,000 settlement over deceptive marketing to the Pennsylvania Office of the Attorney General. They changed their name to try to shake the bad press, but that doesn’t mean anything else has changed. When I applied for a quote online, I purposefully unchecked the box to receive texts and phone calls, but the company texted and called multiple times a day for months.

If there’s some reason a service technician in Liberty’s network can’t get to your house within 24 to 48 hours, or if you have an existing relationship with a company you’d like to use again, you can set up a service call with the company on your own. While Liberty has reputable online customer reviews, the Better Business Bureau has currently changed its rating to “Not Rated” due to a pattern of alerts regarding the claims process and sales tactics. Liberty responded to requests for more information promptly and politely. However, I don’t like the fact that their complaints have increased in recent years.
Not every homeowner will need or want the additional coverage Liberty provides with its add-ons. It could be overwhelming to pick between 42 options. Liberty’s fees for these options are also sometimes higher than competitor’s prices, so you’ll want to compare companies if you know you want a certain add-on. For example, if you need pool and spa coverage, you’ll pay $1.99 more a month with Liberty than with American Home Shield.
Home warranty providers charge a service fee every time a technician comes out to your house, and these service call fees can add up. If you’re part of the 21% of the state population over 65 and likely on a fixed income, high fees could become unaffordable, which is why it’s unfortunate that Liberty has one of the highest service fees in the business at $125 a service call. Their coverage caps, just $2,000 per covered item, is also lower than competitors. Homeowners who don’t need to customize their policies might find another company a better option.

Total Home Guard combines their coverage into a comprehensive plan.
Homeowners who bought extended warranties or a service plan with new appliances or when they had systems installed might not need the Total Home Guard plan. One or the other of Liberty’s cheaper plans could meet your needs.
The Systems Guard Plan covers home systems such as plumbing systems, heating systems, water heaters, an air conditioner, ductwork, and electrical systems. Liberty gives homeowners the option to pay monthly or annually up-front. They’ll give you two months free if you pay in advance and additional months free for each year you prepay. Liberty normally charges a $125 service fee for each call, but when I spoke with a representative, they offered to reduce it to $85 if I signed up that day.

Liberty Home Guard’s monthly pricing falls between competitors like Elite Home Warranty and AFC Home Club. However, its higher prices for service fees and add-ons drop Liberty’s affordability score lower. Some competitors go as low as $70 for service fees, but Liberty charges $125 per service call.
With additional coverage options, Elite Home Warranty charges $4.08 a month for a central vacuum, whereas Liberty charges $8.99 a month. A sump pump is also $8.99 a month with Liberty, but it’s $3.33 a month with Select Home Warranty.
After 30 days, Liberty charges a $50 cancellation fee and only gives a prorated refund. Not all of their competitors charge a cancellation fee. To get the best deal, call and talk to a representative at Liberty. When I called, they offered to lower the service fee to $85.

No one wants their phone blowing up with calls, texts, and emails after they apply for a quote. Liberty loses points on customer experience for its multiple points of contact after you contact them. However, they do have a strong reputation for transparent and helpful service and a user-friendly website with an easy online quote process.
Rather than putting policies on auto-renew, Liberty contacts you 60 days before renewal to check if you want to renew or make changes to coverage. You have the chance to cancel before a surprise charge hits your credit card. If you prepaid and want to cancel, you’ll receive a partial refund, but you’ll pay a $50 cancellation fee.
Company Reputation: 9/10
Even though customers rave about Liberty Home Guard’s customer service and claims resolution, the Better Business Bureau has changed Liberty’s rating to “Not Rated.” Still, reviewers on Trustpilot and Google give them 4.7 out of 5 stars.
Customers praise quick and expedited claims processes for urgent repairs. They also said that the service technician got the job done right the first time, and some noted that they had been with a competitor home warranty company in the past and were much happier with Liberty’s service. A few customers who left negative reviews clearly hadn’t understood coverage limits and exclusions, which is why it’s always a good idea to read the fine print.
It seems rare, based on reviews, but if a service technician’s work is subpar, Liberty guarantees all workmanship for 60 days in case something goes wrong. If the same repair needs to be done twice in 60 days, you won’t pay two service fees.

Some home warranty company’s lower coverage and replacement limits could leave you having to make up the difference if your appliance isn’t reparable. But not if you bought a policy through American Home Shield.
While other companies like Liberty Home Guard only have coverage limits of up to $2,000 to $3,000, depending on the plan you sign up for, AHS will cover up to $4,000 for appliances and $5,000 for HVAC. You could replace your top-of-the-line appliance or have a major repair done and not have to pay much out of pocket.
The most expensive plan, ShieldPlatinum, has the highest coverage limits and roof leak coverage of up to $1,000 per contract term, plus a free HVAC tune-up to keep your furnace in top shape. While competitors like Elite Home Warranty charge higher fees for service calls at night or on the weekend, AHS’ fee never goes up. Homeowners have the option of choosing a $100 or $125 service fee, which raises or lowers your monthly premiums.
I also like that AHS will pay for repairs due to normal wear and tear and won’t ask for maintenance records, unlike other home warranty companies. The median age of a home in Charleston is 60 years old, so it’s likely your home’s systems and appliances have seen some wear and tear. It’s a good idea to pick a home warranty company that provides service on older items.
AHS has one of the shortest workmanship guarantees — just 30 days. This somewhat offsets the fact they don’t require maintenance records, since older appliances break down more frequently. Liberty Home Guard has a 60-day workmanship guarantee, and Elite Home Warranty covers repairs for 90 days.
AHS is proud of its large network of 17,4500 contractors and 4,500 service technicians, and while these are impressive numbers, quantity doesn’t always guarantee quality. Customer complaints often mention that the technician who came to their house couldn’t get the job done in one trip, didn’t have the needed experience, or charged them extra. Both a $100 to $125 service fee are higher than average competitor pricing, so you don’t want to pay technicians to come out for the same repair multiple times.
Unfortunately, AHS’ customer service ranks lower than that of both Elite Home Warranty and Liberty Guard, and you can find plenty of customers complaining online. My experience when I called for quotes has been the same. Representatives don’t ask exploratory questions about your home, coverage needs, or even why you’re shopping for a home warranty. They just try to sell the most expensive plan and can get pushy if you don’t purchase immediately.

The ShieldSilver plan protects systems such as heating, plumbing systems, air conditioning, and electrical systems for $39.99 or $29.99 a month. For homeowners with existing warranties on their appliances, systems coverage could be all you need.
But if you do need more coverage, the ShieldGold plan adds kitchen and laundry appliances to everything covered under ShieldSilver.
American Home Shield’s top plan, the ShieldPlatinum plan, includes everything in the ShieldGold plan, plus roof coverage and a free HVAC tune-up. And if a repair that you filed a service claim for involves fixing code violations, pulling permits, or otherwise modifying your home, ShieldPlatinum covers $250 of those costs.
HVAC coverage limits are the same under every plan — $5,000 per system. However, coverage limits for appliances vary. With the ShieldGold plan, you’ll have a limit of $2,000 per appliance. If you’re willing to pay a little more each month, this increases to $4,000 per appliance with ShieldPlatinum. Homeowners with high-end appliances should definitely consider the ShieldPlatinum plan.
Whether you’re buying online or over the phone, ask about the 40% off discounts they frequently offer on their ShieldGold plan. American Home Shield rates are slightly higher than other companies, but so are the company’s coverage caps, which is why they get an 8.9/10 score in this category. Competitors charge almost $15 less than American Home Shield for their similar plans, depending on the current discounts they offer. Even if you pick the lower option of $100 for the service fee, that’s more than both Elite Home Warranty or Select Home Warranty charge.
However, the higher fee might be worth it since American Home Shield doesn’t charge extra for service calls on nights and weekends. Elite Home Warranty raises its after-hour fee to $150, at which point you’d be paying more than AHS’ highest fee. The coverage limits for AHS’ annual contracts reset every year if you renew. Coverage limits are per term, so if your HVAC needs a $4,500 repair the second month you have your policy and a $2,000 repair six months later, AHS would only cover $500 of that second repair.

The customer experience isn’t consistent between online and over-the-phone help. It’s easy to get free quotes on the website and go back and forth between screens to compare total costs with add-ons or service fee options. However, when you call for help, it’s another story, so they lost a few points, bringing their score down to 8.4/10.
Customer service representatives often struggle to answer anything but simple questions. They have a script, and it’s meant to push you to buy. High-pressure sales tactics are the norm with AHS, and it’s uncomfortable to call them.
The company will bug you for months if you don’t purchase a policy. Before calling to buy a policy, get a quote online. Even though the website clearly disclosed the 40% off ShieldGold discount, two representatives tried to charge me full price until I brought it up.

Competitors charge between $100 to $125 for service calls or up to $150 after hours. Select Home Warranty only charges a $85 service fee and dispatches a service technician within 24 to 48 hours.
The company is persistent in winning your business, which can be annoying, but after a month went by after I applied for a quote, they offered to lower the service fee to just $60 and give me three months free. I’d recommend applying for a quote a month to two months before you need coverage so that you may later benefit from an additional discount.
Select Home Warranty sells three plans, and the basic plan costs just $44 a month with its standard $150 discount. Undiscounted prices are higher than those of competitors, but the company has offered a discount since the beginning of the year.
Another thing I like is that Select Home Warranty guarantees service technician’s workmanship for up to 90 days. This is much longer than American Home Shield’s 30-day guarantee. I think that Select’s plans offer homeowners a lot of value for a low price.
Most people prefer that home repairs not drag out for days or weeks. It’s a hassle to have to call multiple times to get something done. However, online reviews could be your experience if you sign up for Select’s home warranty plans.
Reviewers frequently complained that technicians didn’t have the qualifications to perform the repairs, it took several visits for the item to get fixed, and repairs were incomplete, but the company closed the claim. If your fridge went out right after you stocked up for the big game between the Panthers and the Mountaineers, you’ll need service before you lose all that food.

For homeowners who need it all, the Platinum Care plan combines the coverage of the other two plans to protect both systems and appliances. Also, it expands coverage to a garage door opener, ceiling fan, and plumbing issues.
Select’s HVAC coverage for either repair or replacement costs goes up to $3,000, which is much lower than competitors American Home Shield and Elite Home Warranty. The $500 coverage limit for appliances, plumbing, and electrical is also low. Any additional coverage, such as a stand-alone freezer, has a coverage limit of $400.
The company has a discount of $150 and two months free since the beginning of the year. The two months free don’t mean you’re just paying for ten months; they’re added to extend your contract’s term to 14 months.

Elite Home Warranty has some of the best and most consistent customer reviews in the business. Customers rate them highly on every rating site — from the Better Business Bureau to Google reviews. The company has high coverage limits, a quick claims process, and a long workmanship guarantee, all of which combine to make them the best for customer satisfaction.
When I called for a quote, the customer service representative chatted politely, patiently answered a long list of questions, and didn’t push me to buy that day. They asked exploratory questions to help me pick the best coverage and even gave me a direct number to call back when I asked for time to think about the purchase.
All repairs come with 90-day parts, labor, and installation guarantee. It’s unusual for a workmanship guarantee to also include installation. Typically, they only cover parts and labor. AFC Home Club is the only other company that gives customers a longer guarantee (the entire life they have a plan with AFC). Add-on options increase coverage limits for some items up to $10,000 or premium appliance coverage up to $6,000. This is up to two or three times higher than most competitor’s coverage limits.
Policies with Elite Home Warranty aren’t the cheapest, and add-ons to get higher coverage limits can quickly drive your monthly premium to over $150 a month. Add-ons with Elite typically cost more than competitors charge for the same coverage. For example, at Elite, you’ll pay $8.33 more a month for sump pump coverage, compared to $3.33 a month with Select Home Warranty. If your clothes washer starts leaking on a Saturday and you really need a service technician immediately, you’ll pay a $150 service fee instead of the usual $70 service fee. Since appliances rarely break when it’s convenient, this could become a drain on your wallet. And if you truly can’t afford the higher service fee, you’ll be waiting until Monday to get it fixed.
While all home warranty companies hide things in the fine print, Elite’s contract has some very unwelcome surprises. They extend the waiting period for some coverage to 90 days or lower it if you can’t prove you properly maintained and serviced an item. If your clothes washer isn’t reparable, you don’t get replacement coverage until after 90 days, and until then, Elite only has liability for repairs and parts of just $300. I find these restrictions to be unfriendly to customers.

Available coverage limits for appliances of $6,000 were the highest I found in my secret shopping, and system payouts are as much as $10,000. American Home Shield comes in close second with up to $5,000 on HVAC, but with Elite’s Premium Systems Plus add-on, HVAC coverage increases to $7,000.
Where you run into problems with Elite’s coverage limits is that they’re restricted when you first buy a policy. To check, find their service agreements online and filter by state. Under every plan Elite sells in West Virginia, replacement coverage doesn’t kick in for 90 days. Elite also lowers its coverage limits to $500 if the technician determines that you need the repair because you neglected normal maintenance and repairs.
The best deals with Elite are available over the phone. While I was secret shopping, the customer service representative offered $150 off plan pricing if I signed up right then and there.

Elite increases its service fee on nights and weekends even though competitors like AHS and Liberty keep their fees the same.
After business hours or on the weekend, a service call costs a $150 service fee instead of the $70 the company quotes. Elite will also charge you a $150 service fee for a repair if you own professional-grade home appliances. It’s easy to find a sample policy to read and dig into the policy’s coverage and exclusions — which is important since the fine print in Elite’s contract has some unwelcome surprises. Much of their coverage has a lower limit for the first 90 days or only increases to $500 after the first three months are up. These restrictions vary by item or depend on whether you have had proper maintenance and repairs done in the past.
On the website, you’ll have to click on the pop-ups for each covered item to see what is and isn’t covered. For example, within your dishwasher, the water pump, water valves, and hoses are all covered. (Only AFC Home Club makes it similarly easy to find this information.)
Elite further loses points for customer experience, lowering their score to a 7.6/10, because you can’t apply for a quote or buy online. After you apply, you’re taken to a generic screen; then, you have to talk to someone on the phone to purchase a policy. The customer representative jumped to selling me the most expensive plan without asking any questions about why I was interested in buying a policy, although he happily answered questions about the other plans.

When a misunderstanding in a coverage exclusion — typically, home warranty companies won’t pay to restore a wall if the service technician has to cut into it for a repair — upset a customer, the company covered it, in almost all cases.

I like the effort that AFC Home Club puts into educating their customers about their plans. Find everything you need to know about their four plans on the Plans and Pricing page of their website. When you click on an item, you’ll get more details about excluded parts and components. For example, when you click on “air conditioning,” you’ll find out that their policy doesn’t cover condenser casings or condensate line stoppages.
This is helpful if you know what’s wrong with your system before you call. Often, you can only see this information in a contact’s fine print, and you might call for service and pay a service fee on a repair that the company doesn’t cover. For example, it’s only when you read Elite Home Warranty’s agreement that you’ll find out they exclude coverage on parts for sealed components of fridges.
Being able to pick your own technician is one of the best additional benefits of AFC Home Club’s plans, particularly since the company doesn’t offer after-hours or weekend service. If you’ve had a good experience with a local plumber in the past, you can use them again for a new repair or weekend service. All you have to do is call AFC’s claims department and verify that your technician is licensed and insured. After the company has approved them, they’ll pay the technician directly, or you can pay them and request reimbursement.
AFC only sells 14 add-ons to increase its plan’s coverage. In comparison, Liberty Home Guard has 42 options, and Elite Home Warranty has 30 add-ons. Homeowners with a high-end audiovisual system in their living room could find that the electronics coverage is a lifesaver. Exterior water and sewer line repairs can cost thousands, and many home warranty companies won’t extend coverage past 150 feet of the main foundation. AFC Home Club pays for permits, excavation, backfilling holes, and reseeding your yard, which is the most comprehensive water and sewer line coverage on the market.
