Would-be buyers became so discouraged that demand cooled and remains slow.<\/p>\n<p>Prices are now becoming more favorable for house hunters, a trend that should continue in 2026 and change the narrative in the housing market.<\/p>\n<p>\u201cIn the next era, that story flips. So sales are starting to move higher, but prices are capped or maybe down. Incomes are rising faster than prices, and so affordability improves for the first time in a bunch of years,\u201d Simonsen <a aria-label=\"Go to https:\/\/www.cnbc.com\/video\/2025\/12\/12\/2026-will-be-next-chapter-of-housing-market-story-says-compass-mike-simonsen.html\" class=\"\" data-type=\"link\" data-id=\"https:\/\/www.cnbc.com\/video\/2025\/12\/12\/2026-will-be-next-chapter-of-housing-market-story-says-compass-mike-simonsen.html\" target=\"_blank\" rel=\"noreferrer noopener\" href=\"https:\/\/www.cnbc.com\/video\/2025\/12\/12\/2026-will-be-next-chapter-of-housing-market-story-says-compass-mike-simonsen.html\">told CNBC on Friday<\/a>. \u201cIt\u2019s not a dramatic improvement, but it\u2019s the start of the new era.\u201d\u00a0<\/p>\n<p>His view echoes a recent report from <a aria-label=\"Go to https:\/\/www.redfin.com\/news\/housing-market-predictions-2026\/\" class=\"\" data-type=\"link\" data-id=\"https:\/\/www.redfin.com\/news\/housing-market-predictions-2026\/\" target=\"_blank\" rel=\"noreferrer noopener\" href=\"https:\/\/www.redfin.com\/news\/housing-market-predictions-2026\/\">Redfin<\/a>, which also cited stronger income and weaker homes prices as it predicted a <a aria-label=\"Go to https:\/\/fortune.com\/2025\/12\/06\/housing-reset-income-growth-home-price-growth-2026-redfin\/\" class=\"\" data-type=\"link\" data-id=\"https:\/\/fortune.com\/2025\/12\/06\/housing-reset-income-growth-home-price-growth-2026-redfin\/\" target=\"_blank\" rel=\"noreferrer noopener\" href=\"https:\/\/fortune.com\/2025\/12\/06\/housing-reset-income-growth-home-price-growth-2026-redfin\/\">\u201cGreat Housing Reset\u201d<\/a> in 2026.<\/p>\n<p>In addition to potential buyers giving up on finding an affordable home, sellers have been giving up on finding someone willing to buy at the price they want. <\/p>\n<p>As a result, the number of homes that were <a aria-label=\"Go to https:\/\/fortune.com\/2025\/07\/16\/housing-market-sellers-delistings\/\" class=\"\" data-type=\"link\" data-id=\"https:\/\/fortune.com\/2025\/07\/16\/housing-market-sellers-delistings\/\" target=\"_blank\" rel=\"noreferrer noopener\" href=\"https:\/\/fortune.com\/2025\/07\/16\/housing-market-sellers-delistings\/\">withdrawn from the market<\/a> jumped this year. In June, these so-called delistings shot up 47% from a year earlier.<\/p>\n<p>Simonsen said listing withdrawals tend to be owner-occupied homes, meaning they could be latent demand as well as supply. That\u2019s because two transactions would be needed: owners want to buy a new home but must sell their current one.<\/p>\n<p>\u201cIn an environment where conditions improve a little bit, we actually estimate that that\u2019s a representation of shadow demand\u2014people that want to move, people that have delayed moves for maybe four years now,\u201d he said, adding that there are about 150,000 such homeowners.<\/p>\n<p>His housing market outlook for a new era of improving affordability doesn\u2019t depend on a steep drop in mortgage rates. In fact, a plunge might spur so much demand that prices would overheat.<\/p>\n<p>Simonsen expects rates to stay in the low-6% range, allowing sales to grow while also keeping home prices in check as more inventory comes on the market.<\/p>\n<p>The price environment is already showing auspicious signs for prospective buyers. More than half of U.S. homes <a aria-label=\"Go to https:\/\/fortune.com\/2025\/11\/22\/housing-market-home-values-prices-delisting-sellers-vs-buyers\/\" class=\"\" data-type=\"link\" data-id=\"https:\/\/fortune.com\/2025\/11\/22\/housing-market-home-values-prices-delisting-sellers-vs-buyers\/\" target=\"_blank\" rel=\"noreferrer noopener\" href=\"https:\/\/fortune.com\/2025\/11\/22\/housing-market-home-values-prices-delisting-sellers-vs-buyers\/\">have dropped in value over the last year<\/a>, but homeowners can still sell with a net gain as values are up a median 67% since their home\u2019s last sale, accordion to <a aria-label=\"Go to https:\/\/fortune.com\/company\/zillow-group\/\" class=\"\" target=\"_blank\" rel=\"noreferrer noopener\" href=\"https:\/\/fortune.com\/company\/zillow-group\/\">data from Zillow<\/a>.<\/p>\n<p>And a separate <a aria-label=\"Go to https:\/\/www.zillow.com\/research\/home-discounts-black-friday-35759\/\" class=\"\" target=\"_blank\" rel=\"noreferrer noopener\" href=\"https:\/\/www.zillow.com\/research\/home-discounts-black-friday-35759\/\">report from<\/a><a aria-label=\"Go to https:\/\/www.zillow.com\/research\/home-discounts-black-friday-35759\/\" class=\"\" target=\"_blank\" rel=\"noreferrer noopener\" href=\"https:\/\/www.zillow.com\/research\/home-discounts-black-friday-35759\/\">Zillow<\/a>\u00a0found that homebuyers are getting <a aria-label=\"Go to https:\/\/fortune.com\/2025\/11\/27\/black-friday-deals-housing-market-home-price-discounts-record-high-buyers-market\/\" class=\"\" data-type=\"link\" data-id=\"https:\/\/fortune.com\/2025\/11\/27\/black-friday-deals-housing-market-home-price-discounts-record-high-buyers-market\/\" target=\"_blank\" rel=\"noreferrer noopener\" href=\"https:\/\/fortune.com\/2025\/11\/27\/black-friday-deals-housing-market-home-price-discounts-record-high-buyers-market\/\">record-high discounts<\/a>. While the typical individual discount remains $10,000, desperate sellers are increasingly offering multiple reductions as muted demand leaves homes on the market for longer.\u00a0As a result, the cumulative price cut in October hit $25,000.<\/p>\n<p>\u201cMost homeowners have seen their home values soar over the past several years, which gives them the flexibility for a price cut or two while still walking away with a profit,\u201d <a aria-label=\"Go to https:\/\/fortune.com\/company\/zillow-group\/\" class=\"\" target=\"_blank\" href=\"https:\/\/fortune.com\/company\/zillow-group\/\">Zillow<\/a> Senior Economist\u00a0Kara Ng\u00a0<a aria-label=\"Go to https:\/\/zillow.mediaroom.com\/2025-11-24-Home-buyers-see-record-discounts-just-in-time-for-Black-Friday\" class=\"\" target=\"_blank\" rel=\"noreferrer noopener\" href=\"https:\/\/zillow.mediaroom.com\/2025-11-24-Home-buyers-see-record-discounts-just-in-time-for-Black-Friday\">said in a statement<\/a>\u00a0last month. \u201cThese discounts are bringing more listings in line with buyers\u2019 budgets, and helping fuel the most active fall housing market in three years.
